If you’re new to renting, you might not know that letting agents or landlords like to regularly inspect the property to ensure everything is in order. While this may sound alarming, it’s really nothing to worry about!

In this article, we are going to explore what property inspections are, and answer some of our frequently asked questions about what they entail, how long they last, and how to prepare. Let’s get into it.

What is a property inspection?

A property inspection is when the landlord or letting agents visit the property and undertake an inspection. This is usually to check that everything is working as it should, to report back to the landlord (in the case of an agent inspection), and to see if there are any issues that need addressing for the tenant. The main things that are checked are the general upkeep of the property, any repairs that are necessary, and whether the smoke and carbon monoxide alarms are working properly.

What do property inspections entail?

Inspections carried out by letting agents or landlords usually focus on assessing the condition of the rental property during a tenancy and ensuring the terms of the lease agreement are being followed. 

Landlords or letting agents may conduct routine inspections periodically throughout the tenancy. These inspections help ensure that the property is being properly maintained by the tenant and that any necessary repairs are addressed promptly. During these inspections, landlords or letting agents assess the overall condition of the property, including the interior and exterior areas, checking for cleanliness, damage, wear and tear, and any maintenance issues that need attention.

Inspectors may also verify that the property meets safety standards and compliance requirements, such as having working smoke detectors, carbon monoxide detectors, and meeting any local housing regulations or health and safety standards.

How long do property inspections last?

Property inspections don’t last long, so you don’t need to worry about them messing up your entire day! In fact, depending on the size and condition of the property, inspections usually take between 15 minutes to an hour. However, it may be longer if there are any maintenance problems or issues to discuss. How often is an inspection on a rental property completed?

Rental property inspections are usually undertaken regularly throughout the tenancy, typically every 6 or 12 months. Landlords and letting agents should always provide a good amount of notice that an inspection is being booked in, and usually you can choose to be present, or have it happen whilst you are out – whichever you would prefer.

On top of regular property inspections, landlords or agents will usually inspect the property at the end of the tenancy, once the tenants have moved out. This inspection assesses the property’s condition and identifies any damages to determine the extent of any deductions from the tenant’s deposit for repairs or cleaning. They are also conducted to ensure the property is in good working condition before the next tenants move in.

How to prepare for your tenant inspection

There are a few things you can do to prepare for the inspection visit and ensure that you are compliant with the terms of your lease agreement. Here are some quick and easy steps you can take to make sure you are properly prepared:

  • Review your contract: Re-read your contract and familiarise yourself with the terms. This will make sure that you understand your responsibilities regarding property maintenance, meaning you can prepare accordingly.
  • Have a quick clean and tidy: Landlords and agents aren’t expecting the property to be pristine – it is being lived in, after all. However, make sure that you’ve taken the time to clean everywhere and tidy things away so that the house is presented in an uncluttered, hygienic and clean manner. Pay particular attention to rooms such as the kitchen, living room and bathroom, as these are often the most-used, and therefore will need the most attention.
  • Document any pre-existing damage: Take photos or videos of any damages or issues within the property before the inspection. This means that you are able to chat them through with the inspector when they arrive and get them sorted, and can also act as evidence to protect your deposit.
  • Give any outdoor areas a tidy: If you have a garden or any outside space, make sure it is tidy and clear from debris. This will help the landlord to see that you are a responsible tenant and you’re doing your best to look after their property.
  • Communicate with your landlord or agent: If you have any concerns or questions about your inspection, make sure you speak to whoever will be undertaking the inspection to clear things up.
